There are few things in life with no inherent risks. And while risk inevitably exists we are fortunate that with education and attention to detail we can usually mitigate risk to a nearly non-existent level.
To our own detriment, people often perceive risk at a disproportionate rate to which an actual issue exists. This often happens as a result of misconceptions that stem from bad information. Maybe a family member with a bad tenant has left a bad impression about rentals. Perhaps a friend tried flipping a house and lost money. In both of these instances, there are surely specific reasons for the failure that most likely could have been mitigated. More stringent tenant screening could have been implemented and proper analysis of the flip would have revealed the likelihood of little to no profit beforehand. And this is the beauty of investing in real estate!
